Wareham Development is the East Bay’s leading owner-operator of life science and R&D campuses
For nearly 50 years, we have developed, leased, and operated research facilities across the Bay Area. We are privately owned and locally operated, with one team responsible for both leasing and campus operations. The same team that structures leases also operates our campuses. This structure allows us to make decisions quickly, remain directly accountable, and eliminate third-party property management layers.
We design and maintain lab-ready facilities that support life science and research operations, with flexible configurations that allow companies to scale. We partner with city and state agencies to deliver developments that strengthen surrounding communities and support long-term economic and environmental vitality in the East Bay.

Proximity to leading research institutions
Led by a hands-on team with decades of experience in campus development and operations
Our principals are directly involved in leasing, capital planning, and day-to-day stewardship of our properties. We structure leases to support business growth and maintain facilities to meet the performance standards life science and research tenants require. Because we operate what we own, we move quickly and remain accountable over the long term.
Our campuses serve a broad range of life science, biotechnology, and research organizations, from early-stage startups to established institutions. Many companies have grown within our portfolio from initial lab space to expanded operations across multiple buildings. Our tenant base includes divisions of Berkeley Lab, UC Berkeley, UC San Francisco, and Stanford University, along with leading biotech and research-driven companies. Our campuses sit within minutes of one another and near major research institutions, supporting collaboration and access to top-tier scientific talent.
Serving the Bay Area’s Life Science & Innovation Community
For nearly five decades, we have invested in the communities where we operate. We support organizations advancing science, research, education, and the arts locally and regionally.
