Experience that shows up in the details
Our Bay Area campuses are designed and operated with a clear understanding of how life science, technology, and R&D companies work. From infrastructure to intentional environments and shared spaces, each detail supports focus, collaboration, and day‑to‑day execution at every stage of growth.
Owner-operated
Tenant-focused
Over four decades in Bay Area R&D means we've built labs for Nobel laureates and first-time founders, often in the same building. Our on-the-ground teams respond fast when you need to expand, reconfigure, or solve an urgent facility issue. We support all types of life science, technology, and R&D companies, and we've done it hundreds of times.

Rooted in the Bay Area Community
Wareham is deeply invested in the communities where our R&D campuses operate. We support programs across education, the arts, the environment, and workforce development because strong communities are essential to sustained scientific and technical progress.
