Emeryville complex signs research leases

January 30, 2007 -- Ten companies and research organizations engaged in the drug development and medical research have signed new or expanded leases at Emeryville's EmeryStation office-research complex, according to Wareham Development, owner of the complex.
Eight companies signed new or expended leases in the EmeryStation I complex at 5858 Horton St., and two have expanded in EmeryStation North, at 5980 Horton St. The total space involved in the transactions is 65,500 square feet.
Wareham Development of San Rafael was represented by Mike Raffetto and Nick Polsky of CB Richard Ellis' East Bay office in some the transactions. Others were negotiated directly with the tenants.
Wareham is a developer, owner and landlord for companies in the life sciences, film production and other industries requiring complex technology infrastructures in Emeryville, Berkeley, Richmond, Marin County and Sun Valley, Idaho.
Leases at EmeryStation I:
-- Tethys Biosciences, engaged in the discovery, development and commercialization of novel biological markers, leased 13,000 square feet. Jonathan Tomasco of Cornish & Carey Commercial represented Tethys.
-- The Howard Hughes Medical Institute, one of the world's largest philanthropies, leased 1,200 square feet. The nonprofit institute employs hundreds of biomedical scientists. Nick Polsky of CBRE represented the institute.
-- Zogenix, Inc., a private, specialty pharmaceutical company focused on the development and commercialization of medicines to treat certain disorders and pain, leased 4,000 square feet. Garrett Krueger of Aegis Realty Partners represented Zogenix.
-- Covance, Inc., a drug development services company, leased 8,000 square feet. Matt Elmquist of Aegis Realty Partners and Derek Wood of Tactix represented Covance.
-- CG Pharmaceuticals Inc., a U.S. subsidiary of Crystal Genomics, a drug discovery and development company in Seoul, leased 3,000 square feet. Craig McGahey of Trammel Crow Co. represented CG Pharmaceuticals.
-- BioNovo, which focuses on the discovery and development of drugs for cancer and women's health, leased another 6,500 square feet, bringing their total space in EmeryStation to 10,000 square feet.
-- The Ernest Gallo Clinic & Research Center recently completed construction of 11,000 square feet of expansion space. The center was established at UCSF in 1980 to study basic neuroscience and the effects of alcohol and drugs of abuse on the brain.
-- Eureka Therapeutics Inc., a privately owned biotechnology firm focusing on discovering and developing drugs to treat cancer, has leased 2,500 square feet. Nick Polsky of CBRE represented Eureka.
Signing expansion leases at EmeryStation North were:
-- Amyris Biotechnologies, which has expanded by 7,000 square feet, increasing its total space to 17,500 square feet. Amyris is collaborating with UC Berkeley and the Institute for One World Health -- with funding from the Bill & Melinda Gates Foundation -- to develop an effective and affordable anti-malarial treatment for the developing world. Alan Bernier of Aegis Realty Partners represented Amyris.
-- NovaCal Pharmaceuticals, increasing its space by 4,000 square feet for a total of 11,000 square feet. NovaCal is a clinical-stage pharmaceutical company developing a new class of compounds to prevent and treat serious bacterial, fungal and viral infections.
